Description

The Blackscroft Apartments regeneration is part of a broader masterplan aimed at revitalizing the Blackscroft area. The development seeks to create a cohesive, integrated community hub, re-establishing Blackscroft and Foundry Lane as vibrant, active streets. The project will also forge a new cultural node and a community route linking the central development areas to the Eden Project, helping transform a previously neglected zone into a lively, inhabited space. This initiative aligns with the city’s strategy to reinvigorate derelict areas and transform them into well-connected urban spaces.

The proposal's main goal is to reactivate Blackscroft, providing affordable housing in an area previously underutilized. By redeveloping the site, the project will address housing needs, boost the local economy, and create a sustainable urban environment in alignment with Dundee’s local development policies.

 

The building will have a U-shaped layout, creating a welcoming courtyard and enhancing the streetscape along Foundry Lane. The design minimizes the visual impact of the nearby Gallagher Retail Park service yard, while promoting a community-oriented atmosphere. The layout maximizes natural light from the east, west, and south, ensuring each flat benefits from dual-aspect views and a light-filled living space.

The courtyard will serve as a communal area, fostering a sense of ownership among residents and encouraging engagement in the upkeep and beautification of the space.

Materiality and Design:

The material palette has been chosen to harmonize with the local architectural style, complementing the red brick façade of the St Roques Church. The materials include tinted concrete, red brick, and powder-coated aluminium, creating a contemporary yet respectful design. This choice ensures the development integrates seamlessly with its surroundings while standing out as a modern urban intervention.

The development will meet modern energy efficiency standards, including triple-glazed aluminium windows, which reduce heat loss while benefiting from passive solar heating. The building will exceed current standards for thermal performance, including SUDS (Sustainable Drainage Systems) to manage water runoff. Energy-efficient appliances and LED lighting will be installed to further minimize the development’s environmental impact.

The courtyard will feature a mix of hard and soft landscaping, with thoughtful lighting to enhance safety and appeal. This space will promote green infrastructure and encourage community interaction. The development also aligns with Dundee’s broader Green Network initiative and the ongoing Eden Project, fostering ecological connectivity in the city.

In addition to green spaces, the project aims to revitalize Foundry Lane, improving the urban connectivity between the development and surrounding areas. This will create a vibrant, active connection to the Eden Project and proposed improvements to Blackscroft Park, contributing to a more sustainable, walkable neighborhood.
